Bakerville and Westview subdivision decisions delayed again

Public hearings for both the Bakerville Woods and the Westview Estates subdivisions were continued to May 20 at Monday’s Planning Board meeting.

The board is awaiting revised plans for the 5-lot Bakerville Woods subdivision on 248 Bakerville Road in South Dartmouth.

Meanwhile Steve Gioso of Sitech Engineering presented a plan for the 21-lot Westview Estates subdivision on 824 Tucker Road that included minor updates to the plan shown at the last meeting.

Among these changes was a fifty-foot “No Disturb” zone along the frontage with Tucker Road to preserve the mature trees on the roadside as well as a vegetation screen to the north.

The updated plans also include a gravel parking lot to provide public access to the subdivision’s open space, which Gioso said would be given outright to the Town of Dartmouth.

However, many of the Planning Board members cited their disappointment that a new proposed lot abutting Tucker Road was not moved away from the road under the revised plan.

Board member John Sousa noted that a breach of the proposed No Disturb zone would only incur a $300 fine. “If somebody really wanted those trees down, they’re gonna go cut them all down,” he said. “It’s a joke.”

After much back and forth, Gioso said the engineers would try to find a solution to move the lot towards the rear of the subdivision and away from the road.

The revised plans will be presented at the next Planning Board meeting on May 20 for a continuation of the public hearing.

The large historic houses on Tucker Road will be preserved under the current plan.
