The hearing concerns an application for a Special Permit for a proposed 89-Unit Residential Apartment Building located at 696 Dartmouth Street, Dartmouth, Massachusetts (Assessor’s Map 128 Lot 203) brought forth by Michael McVeigh on behalf of Farland Corp. The proposed project is being reviewed under both Special Permit and Site Plan Review applications. The proposed project is on the same lot as an existing retail use. Per Article 24 of the Dartmouth Zoning By-Law, retail uses over 10,000 square feet require 1 parking space per 500 square feet of gross floor area as a minimum, and 1 space per 250 square feet of gross floor area as a maximum. This would result in 40 spaces minimum and 79 spaces maximum. Per Article 18 of the Dartmouth Zoning By-Law, the 89-unit residential apartments would require 178 parking spaces, totaling a requirement of 218 spaces minimum, and 257 spaces maximum. There are 216 total proposed parking spaces. Therefore, the applicant’s special permit is for a reduction in the required parking spaces. Farland Corp. prepared the application.

Information regarding this project is on file in the Planning Board Office (Room 315), Town Hall, 400 Slocum Road, Dartmouth, MA and may be seen during regular business hours upon request of an appointment with the Planning Department or via the online application portal https://www.town.dartmouth.ma.us (PSP-24-6 and PSPR-24-15).
