Holy Cross subdivision approved, Bakerville Road subdivision continued

Plans for a subdivision at the former Holy Cross Fathers property on Tucker Road are set to move forward just as Bakerville Road residents aired concerns with a smaller subdivision in their neighborhood at a town planning board meeting Monday evening.

The 21-lot Westview Estates subdivision plan at 824 Tucker Road has been approved after many revisions and public hearings as neighbors, board members, and development engineers tried to reach a consensus on how best to preserve the rural character of the road.

Under the approved plan, a green space will be left between the two large houses on Tucker Road to act as a buffer for the new development, while public access will be granted to an open space at the rear.

The former Holy Cross Fathers house will be leased by a Montessori school moving to the town from Westport.

A condition of the board’s approval was that the ownership of the open space parcel and the conservation restriction on it must be worked out with town counsel so that the space will be protected, maintained, and publicly accessible forever.

At the same meeting, discussions on the 5-lot Bakerville Woods subdivision at 248 Bakerville Road lasted over an hour, as neighbors were able to voice concerns with the plans after months of delayed hearings.

Concerns included drainage, foliage screens, and mosquitoes from a large detention pond to capture runoff from the site.

The board decided to continue the hearing at the next meeting on June 17.
