NOTICE OF MORTGAGEE’S
SALE OF REAL ESTATE

Premises: 1269 North Hixville Road, Dartmouth, Massachusetts

By virtue and in execution of the Power of Sale contained in a certain mortgage given by John L. Reed to Gateway Funding Diversified Mortgage Services, LP, said mortgage dated July 18, 2007, and recorded in the Bristol County (Southern District) Registry of Deeds, in Book 8726 at Page 303 and now held by Mortgage Assets Management, LLC by virtue of an assignment from Nationstar Mortgage LLC D/B/A Champion Mortgage Company to Mortgage Assets Management, LLC dated February 22, 2022 and recorded in the Bristol County (Southern District) Registry of Deeds, in Book 14393 at Page 133, previously assigned by Bank of America, N.A. to Nationstar Mortgage LLC by virtue of an assignment dated November 13, 2012 and recorded in the Bristol County (Southern District) Registry of Deeds, in Book 10582 at Page 69, previously assign by Gateway Funding Diversified Mortgage Services, LP to Bank of America, N.A. by virtue of an assignment dated July 18, 2007 and recorded in the Bristol County (Southern District) Registry of Deeds, in Book 8726 at Page 313 for breach of the conditions in said mortgage and for the purpose of foreclosing the same, will be sold at Public Auction on May 17, 2023 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

The land in said Dartmouth which is bounded and described as follows:

Beginning at the southwesterly corner thereof at a point in the easterly line of North Hixville Road and at the northwesterly corner of land of George Brun, thence running easterly in line of the wall and partly in line of last named land and partly in line of other land of the Grantor 216 feet to the cornet of the wall; thence running northerly in line of the wall and in line of other land of the grantor 258 feet to the corner of a wall at other land of the grantor; thence running westerly in line of the wall of last named land 216 feet to the said easterly line of said north Hixville Road and thence running southerly in said easterly line of said Road 258 feet to the place of beginning.

For my title, See Deed recorded with the Bristol County South District Registry of Deeds in Book 2048, Page 751.
The description of the property that appears in the mortgage to be foreclosed shall control in the event of a typographical error in this publication.

For Mortgagors’ Title see deed dated September 14, 1987, and recorded in Book 2048 at Page 751 with the Bristol County (Southern District) Registry of Deeds.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.

FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer’s or cashier’s check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer’s or cashier’s check within sixty (60) days after the date of sale.
