New luxury apartment building proposed

Sep 18, 2025

A 56-unit luxury apartment building may be coming to State Road after Louis Properties LLC proposed the project to the zoning board in late August.

The proposed non-40B building would be at 802 and 808 State Road and the property behind it, near Clear Auto Sales and House of Rage.

Kevin Medeiroes, who also owns the apartments at 80 Cross Road, submitted the project to the zoning board. He will be requesting use and zoning variances.

The building is proposed to be a single entry-building off of State Road with three stories in the front and four in the rear. There would be 114 parking spots, eight of which would be handicapped parking.

Board of Public Works Chair Robert Almy wrote a letter to water and sewer requiring evaluations of the property, and these evaluations will be paid for by the developer.

Public works is also going to ask for appropriate compensation to the town for sewer treatments, water upgrades and water supply system capacity upgrades. They will submit a request when the evaluations give a price.

This building would flow through three pumping stations to get to a treatment facility, which raised concerns among the public works board about the capacity of these stations. The evaluations of the property will determine whether the municipality can handle the extra waste.

There will be a Zoning Board of Appeals meeting on Wednesday, Sept. 24 to discuss this property.
