Sherbrooke Farms apartment building approved by the Zoning Board

Sherbrooke Farms, an 152 unit apartment complex, has been approved unanimously by the Zoning Board of Appeals. 

The 40B project will be built at 498 Old Westport Road. There will be a mix of one, two and three bedroom units for a total of 256 bedrooms. Of the 152 units, 39 will be affordable. 

“I don’t think, short of denying it, that anyone in the area is going to be happy,” said Michael Medeiros, the chair of the Zoning Board.

During the July 9 Zoning Board of Appeals meeting, the Zoning Board went over a list of conditions that would be imposed on the building. 

After the design is fully done, the developer will be meeting with Director of Public Works Tim Barber to discuss the improvements that the North Pump Station will need. They will also determine  how much the developer will pay. 

498 Old Westport Road has been used as a dumping ground. 

Beginning in the 1930s and up to 2001, the property was used as a solid waste disposal and dumping site, which included demolition debris, metal debris and car parts, foundry sand and aluminum cans.

 The developer will clear the contaminated land to make it habitable. 

The Zoning Board of Appeals also added a waiver for tree height. The developer plans to plant young trees, so the condition states that they must also replace any trees that die. 

The developer will also be installing crosswalks and sidewalks, ensuring that the crosswalks in the area are accessible under the Americans with Disabilities Act. 

There are a number of usual conditions as well, such as a condition that the developer must get further approval from other boards and committees.
